No Two South Carolina Claims Look the Same

South Carolina runs from the barrier islands on the coast up to the Blue Ridge, and the property changes the whole way. What a loss looks like in Charleston is not what it looks like in Columbia or Greenville, and the coverage behind it is not always the same either.

Charleston alone includes a wide range of property types. Historic homes South of Broad, newer construction through Summerville and Cane Bay, marsh-front houses on Johns Island, beach homes on Sullivan's Island and Folly Beach, and condos and raised foundations in Mount Pleasant can all present different issues after a loss. Historic property can be especially complex, with heart pine, lath and plaster, slate, copper, piazzas, and finishes that cannot simply be matched from a catalog.

Then there is the policy itself. Named storm deductibles that work differently from the rest of the coverage, wind versus water on the same loss, tidal flooding, and the detached structures, docks and outbuildings that get skipped. We inspect all of it and price the repair the way it will actually be performed.

Frequently asked questions

What does a Public Adjuster actually do?

The adjuster the insurance company sends works for the insurance company. A Public Adjuster is licensed to work for you. We inspect and document the loss, price the repairs, read the policy, and present the claim on your behalf.

My carrier already sent an adjuster. Is it too late to call you?

No, and this is when most people call us. A carrier inspection and a first estimate are a starting position, not a final one. We compare their scope against what we document, and where repairs were missed or underpriced, we put together a supplement.

What if my claim was underpaid, delayed, or denied?

That is a large part of the work at this office. We look at the policy, the carrier's reasoning, and the damage itself, then re-document the loss and present the evidence for reconsideration.

Do you handle hurricane and windstorm claims in South Carolina?

Yes, and it is most of what this office handles. Wind, wind-driven rain, tile and shingle roof losses, screen enclosures, and the interior damage that surfaces weeks afterward. See our hurricane and windstorm page for more.

What about flood and storm surge?

Yes. On this coast wind and water routinely land in the same loss, and carriers often split the two, with flood sitting on a separate policy entirely. Part of our job is establishing how the damage happened and which coverage answers for it.

Do you work with condo owners and associations?

Both. Condo losses usually involve figuring out where the association's master policy ends and the unit owner's HO-6 coverage begins, and we take claims on either side of that line.

Do you handle commercial property claims?

Yes. Owners and tenants, including the building, tenant improvements, equipment and contents, and business interruption while the space cannot be used.

How far do you travel from Charleston?

Our North Charleston office serves property owners throughout the Lowcountry, and our South Carolina team handles property insurance claims statewide. We serve coastal communities, the Grand Strand, the Midlands, and the Upstate, so representation is not limited to the Charleston area.

When should I call?

Sooner is better, while the damage and supporting evidence are fresh. We can help whether you have not filed yet or your claim is already underway, underpaid, delayed, or denied.

What does it cost?

Consultations are free, and we work on contingency: a percentage of your settlement, with no upfront costs. If your claim doesn't result in a payout, you owe us nothing.
