North Texas Property Claims Come With Their Own Challenges

Dallas Fort Worth sits in one of the most active hail corridors in the country, and hail is where most claims here begin and where most of them get argued. Bruised shingles that have not opened up yet, spatter on soft metals, damaged ridge and hip, and the vents, gutters, screens and AC fins that carriers routinely leave off a scope. A roof can be functionally destroyed and still look fine from the driveway.

The policy language is where these claims are really decided. Cosmetic damage endorsements, roof payment schedules that depreciate a roof by age, actual cash value settlements on older roofs, and separate wind and hail deductibles written as a percentage of the dwelling limit rather than a flat dollar amount. Two houses on the same street with the same damage can settle very differently because of what is printed in their policies.

It is not only hail. Hard freezes can burst supply lines and split fittings in attics and exterior walls, plumbing leaks beneath slabs can cause damage long before anyone sees it, and the expansive clay soil across North Texas can complicate structural losses. From older homes in established Dallas neighborhoods to newer construction throughout the Metroplex, we inspect the full loss and price the repair the way it will actually be performed.

Meet Sebastian Celis

Branch Manager & Licensed Public Adjuster

Sebastian runs VIP Adjusting's Dallas office, where he leads branch operations and stays hands-on in the field. Born in Colombia and a graduate of the University of Oklahoma, he came to Public Adjusting from engineering, working on highly technical projects at Lockheed Martin and Qarbon Aerospace where precision, detailed documentation, and strict quality control were essential.

He also owned and operated a remodeling company, giving him a builder's perspective on damaged property and what repairs actually require. Bilingual in Spanish and English, Sebastian handles hail, wind, water, and structural claims for policyholders throughout Dallas-Fort Worth and the surrounding North Texas region, bringing the same attention to detail to a claim file that he brought to engineering and aerospace.

How it works

As your Dallas-Fort Worth Public Adjuster, we will

Review Your Claim

We read the policy, any correspondence from the carrier, and whatever estimates exist, so we know what coverage you actually have before we do anything else.

File or Reopen Your Claim

New claim or a supplement on one already open, we get it filed correctly and stay on it so it does not sit.

Manage Communications

We manage communication with the insurance company, respond to requests for documentation, and keep you updated throughout the claim.

Inspect the Loss Location

We walk the property and document everything: photos, measurements, moisture readings, and drone imaging on roofs that are not safe to walk.

Produce a Detailed Estimate

We prepare a professional estimate of repair and replacement costs using Xactimate, the industry-standard estimating platform used throughout the insurance industry.

File & Submit Documentation

We prepare and submit required claim forms, proofs of loss, estimates, and supporting documentation accurately and on time.

Negotiate on Your Behalf

We negotiate directly with the insurance company using the documentation, estimate, and policy support behind your claim.

Secure Payment

We help finalize, process, and secure payments due under your policy, including initial, supplemental, and final disbursements.

The Result: A Claim Positioned for
the Maximum Settlement

From the first inspection through the final payment, every step is focused on one outcome: documenting, supporting, and negotiating your claim for the maximum settlement available under your policy.

Real claims. Real results.

Common questions

Frequently asked questions

What does a Public Adjuster actually do?

The adjuster the insurance company sends works for the insurance company. A Public Adjuster is licensed to work for you. We inspect and document the loss, price the repairs, read the policy, and present the claim on your behalf.

My carrier already sent an adjuster. Is it too late to call you?

No, and this is when most people call us. A carrier inspection and a first estimate are a starting position, not a final one. We compare their scope against what we document, and where repairs were missed or underpriced, we put together a supplement.

What if my claim was underpaid, delayed, or denied?

That is a large part of the work at this office. We look at the policy, the carrier's reasoning, and the damage itself, then re-document the loss and present the evidence for reconsideration.

Do you handle hail claims?

Yes, and in this market it is most of what we do. Bruised shingles, damaged ridge and hip, spatter on soft metals, and the gutters, vents, screens and AC fins that get left off a scope. See our claims we handle page for more.

My policy has a cosmetic damage exclusion. Is my hail claim dead?

Not necessarily. Cosmetic-damage provisions vary by policy, so we review the specific endorsement and inspect the property to determine what damage is present and what coverage may apply. A detailed inspection is important because hail can affect more than appearance alone.

Why is my roof settlement so much lower than the estimate?

Several things can cause that difference, including depreciation, a roof payment schedule, your deductible, coverage limitations, or items missing from the insurance company's scope. We review your policy and settlement documents to identify what is driving the difference.

What about freeze and burst pipe claims?

Yes. Hard freezes split supply lines and fittings in attics, exterior walls and unconditioned space, and the water damage that follows is often far larger than the plumbing repair itself.

Do you work with condo owners and commercial property?

Both. Condo losses usually involve where the association's master policy ends and the unit owner's coverage begins. On commercial we handle owners and tenants, including the building, tenant improvements, equipment and contents, and business interruption while the space cannot be used.

Which areas does this office cover?

Our Dallas office serves the Dallas-Fort Worth Metroplex and surrounding North Texas communities. We handle residential, condo, and commercial property insurance claims throughout the DFW region.

When should I call?

Sooner is better, while the damage and supporting evidence are fresh. We can help whether you have not filed yet or your claim is already underway, underpaid, delayed, or denied.

What does it cost?

Consultations are free, and VIP Adjusting works on contingency. Texas law limits a Public Adjuster's total commission to no more than 10% of the insurance claim settlement. There are no upfront costs, and no recovery means no fee.
