Meet Sebastian Celis
Sebastian runs VIP Adjusting's Dallas office, where he leads branch operations and stays hands-on in the field. Born in Colombia and a graduate of the University of Oklahoma, he came to Public Adjusting from engineering, working on highly technical projects at Lockheed Martin and Qarbon Aerospace where precision, detailed documentation, and strict quality control were essential.
He also owned and operated a remodeling company, giving him a builder's perspective on damaged property and what repairs actually require. Bilingual in Spanish and English, Sebastian handles hail, wind, water, and structural claims for policyholders throughout Dallas-Fort Worth and the surrounding North Texas region, bringing the same attention to detail to a claim file that he brought to engineering and aerospace.

What does a Public Adjuster actually do?
The adjuster the insurance company sends works for the insurance company. A Public Adjuster is licensed to work for you. We inspect and document the loss, price the repairs, read the policy, and present the claim on your behalf.
My carrier already sent an adjuster. Is it too late to call you?
No, and this is when most people call us. A carrier inspection and a first estimate are a starting position, not a final one. We compare their scope against what we document, and where repairs were missed or underpriced, we put together a supplement.
What if my claim was underpaid, delayed, or denied?
That is a large part of the work at this office. We look at the policy, the carrier's reasoning, and the damage itself, then re-document the loss and present the evidence for reconsideration.
Do you handle hail claims?

My policy has a cosmetic damage exclusion. Is my hail claim dead?
Not necessarily. Cosmetic-damage provisions vary by policy, so we review the specific endorsement and inspect the property to determine what damage is present and what coverage may apply. A detailed inspection is important because hail can affect more than appearance alone.
Why is my roof settlement so much lower than the estimate?
Several things can cause that difference, including depreciation, a roof payment schedule, your deductible, coverage limitations, or items missing from the insurance company's scope. We review your policy and settlement documents to identify what is driving the difference.
What about freeze and burst pipe claims?
Yes. Hard freezes split supply lines and fittings in attics, exterior walls and unconditioned space, and the water damage that follows is often far larger than the plumbing repair itself.
Do you work with condo owners and commercial property?
Both. Condo losses usually involve where the association's master policy ends and the unit owner's coverage begins. On commercial we handle owners and tenants, including the building, tenant improvements, equipment and contents, and business interruption while the space cannot be used.
