Panhandle Property Takes Weather Differently

This stretch of coast has been rebuilt in layers. Post-Michael construction on newer code sits next door to houses that went up decades earlier, and the two do not fail the same way in a storm. Older beach cottages, brick ranches through Lynn Haven and Callaway, waterfront on St. Andrews Bay and North Bay, and the condo towers out along Panama City Beach all carry their own problems.

Roofs are where most of it starts. Shingles, standing seam and exposed fastener metal, and low slope sections over additions and porches that were never the same system as the main roof. Wind lifts an edge, wind driven rain gets underneath, and nothing shows on a ceiling until weeks later. Screen enclosures, soffit, fascia and gutters get skipped constantly.

Then there is the policy. Hurricane and named storm deductibles that work differently from everything else in the coverage, wind versus flood on the same loss with two separate policies answering for it, and the docks, boat lifts, seawalls and detached structures that get left off a scope entirely. We inspect all of it and price the repair the way it will actually be performed.

The Team Behind Your Claim

Licensed Florida Public Adjusters

Every Panama City claim is handled by a licensed Florida Public Adjuster, backed by the same people who work our claims across the state. The adjuster who inspects your property is the one who builds the estimate and takes it to the carrier, so nothing gets lost being handed between desks.

Between us we carry IICRC and Xactimate certification, FAA certified drone pilots, and a licensed Florida building contractor, which means the repair is priced by people who know how it actually gets built. Put a face to it before you call.

Not sure where your claim stands?

Send us photos of the damage and anything the carrier has sent you so far. A Panama City Public Adjuster will look it over at no cost and tell you what your policy actually covers, where the carrier's estimate comes up short, and what you can do about it.

How it works

As your Florida Public Adjuster, we will

Review Your Claim

We read the policy, any correspondence from the carrier, and whatever estimates exist, so we know what coverage you actually have before we do anything else.

File or Reopen Your Claim

New claim or a supplement on one already open, we get it filed correctly and stay on it so it does not sit.

Manage Communications

The carrier calls us, not you. We handle the correspondence, the requests for documents, and the follow up, and we keep you posted.

Inspect the Loss Location

We walk the property and document everything: photos, measurements, moisture readings, and drone imaging on roofs that are not safe to walk.

Produce a Detailed Estimate

We build the repair estimate line by line in Xactimate, priced the way the work will actually be performed.

File & Submit Documentation

Forms, proofs of loss, supporting documentation. It goes in complete and on time, with copies kept on file.

Negotiate on Your Behalf

We take the carrier's position and answer it with the file: the scope, the photos, the estimate, and the policy language behind it.

Secure Payment

We follow the payments through to the end, including supplements and recoverable depreciation that often get left behind.

The Result: A File Built to
Support the Full Settlement

One local team from the first inspection through the last payment, with the documentation to support every dollar of the settlement we are asking the carrier to pay.

Real claims. Real results.

The Difference Is in the Details

Property insurance claims are decided on what can be documented and supported. These real results compare the insurance company's initial offer with the final settlement recovered after VIP Adjusting stepped in to inspect, estimate, document, and negotiate the claim.

Common questions

Frequently asked questions

What does a Public Adjuster actually do?

The adjuster the insurance company sends works for the insurance company. A Public Adjuster is licensed to work for you. We inspect and document the loss, price the repairs, read the policy, and present the claim on your behalf.

My carrier already sent an adjuster. Is it too late to call you?

No, and this is when most people call us. A carrier inspection and a first estimate are a starting position, not a final one. We compare their scope against what we document, and where repairs were missed or underpriced, we put together a supplement.

What if my claim was underpaid, delayed, or denied?

That is a large part of the work at this office. We look at the policy, the carrier's reasoning, and the damage itself, then re-document the loss and present the evidence for reconsideration.

Do you handle hurricane and windstorm claims in the Panhandle?

Yes, and it is most of what this office handles. Wind, wind-driven rain, shingle and metal roof losses, screen enclosures, and the interior damage that surfaces weeks afterward. See our hurricane and windstorm page for more.

What about flood and storm surge?

Yes. On this coast wind and water routinely land in the same loss, and carriers often split the two, with flood sitting on a separate policy entirely. Part of our job is establishing how the damage happened and which coverage answers for it.

Can you still help with an older hurricane claim?

Sometimes. Florida sets deadlines for filing and for supplementing a claim, and they have changed over the years, so it depends on your date of loss and your policy. Send us what you have and we will tell you honestly whether there is still time.

Do you work with condo owners and associations?

Both. Condo losses usually involve figuring out where the association's master policy ends and the unit owner's HO-6 coverage begins, and we take claims on either side of that line.

Do you handle commercial property claims?

Yes. Owners and tenants, including the building, tenant improvements, equipment and contents, and business interruption while the space cannot be used.

How far do you travel from Panama City?

Anywhere in Northwest Florida, and anywhere in the state. Panama City is home and most of this office's work sits in Bay County, but we also handle claims out to Mexico Beach and Port St. Joe, west along the coast to Destin, Fort Walton Beach and Pensacola, and inland toward Marianna and Tallahassee.

When should I call?

Sooner is better, ideally before you file, so the loss is documented while the evidence is fresh. That said, we take files at any stage, including claims that have been open for months.

What does it cost?

Consultations are free, and we work on contingency: a percentage of your settlement, with no upfront costs. If your claim doesn't result in a payout, you owe us nothing.
